case study: when ceilings cannot be dropped
A 26”x14” duct main needed to fit above a corridor with a 9'-0” ceiling.
The problem?
We only had about 17” of vertical space to work with.
On paper, that sounds like it should fit.
But once you account for insulation, hangers, fire protection, plumbing, electrical, and realistic installation tolerances, there was almost no usable space left.
The original route also clashed with every linear diffuser in the corridor.
Lowering the ceiling would have solved one problem, but in this case, it wasn't an option. On most projects, there are certain ceilings that can't be adjusted without impacting the architectural design.
So, instead of even suggesting to drop the ceiling, we worked on a more constructible solution.
This was our plan:
Remove most of the large duct main from the congested corridor.
Reroute the duct main over the mechanical mezzanine on the floor above.
Shift the routing away from structural conflicts.
Use targeted floor penetrations to serve the remaining terminal units.
Open up more space for the other trades.
Preserve the intended 9'-0” ceiling height.
This is why BIM coordination is about more than identifying clashes.
Finding the problem is only the first step.
The real value comes from understanding the full impact and developing a solution that works for everyone.
